Join BCCAR

The Burlington Camden County Association of REALTORS® offers many different classes of membership: Designated REALTOR®, REALTOR®, Emeritus, REALTOR® Appraiser and Affiliate. In addition, we have Guest only accounts.

Members of the BCCAR pay dues for access to a multitude of sophisticated and valuable products, resources, benefits and services, including; Trend MLS and Supra.


Designated REALTOR®

Each firm must designate in writing a Designated REALTOR® who will be responsible for all of the duties and obligations of licensees associated with the Designated REALTOR®, including the obligation to arbitrate disputes pursuant to Article 17 of the Code of Ethics and to pay Association dues as established in the Bylaws. The Designated REALTOR® must be a sole proprietor, partner, corporate officer or branch office manager of the firm capable of acting on behalf of the firm's principal(s) and must meet the other qualifications for REALTOR® membership established in the Bylaws. The Designated REALTOR® must be actively engaged in the real estate profession, and maintain a current, valid real estate broker's license or be licensed or certified by an appropriate State regulatory agency to engage in the appraisal of real property. REALTOR®

A licensee shall qualify for REALTOR® membership if the person is:

1. Actively engaged in the real estate profession other than as a sole proprietor, partner, corporate officer, or branch office manager;

2. Associated either as an employee or an independent contractor with a Designated REALTOR® member of the Association or a Designated REALTOR® member of another association (if the Designated REALTOR® is a secondary member of the Association); and

3. Maintains a current, valid real estate broker's or salesperson's license or is licensed or certified by an appropriate State regulatory agency to engage in the appraisal of real property.

(A REALTOR® or Designated REALTOR® is a primary member of the Association if State and National Association dues are paid through the Association. A REALTOR® or Designated REALTOR® is a secondary member of the Association if State and National Association dues are paid through another association. One of the principals in the firm must be a Designated REALTOR® member of the Association in order for licensees associated with the firm to select the Association as their primary association.)

A licensee also shall qualify for REALTOR® membership in the Association if the person is:

1. A sole practitioner, partner, corporate officer, or branch office manager;

2. Actively engaged in the real estate profession, including buying, selling, exchanging, renting or leasing, managing, appraising for others for compensation, counseling, or financing, building, developing or subdividing real estate; and

3. Maintains or is associated with a real estate firm in the State of New Jersey or in a contiguous state.

All persons who are partners in a partnership, or all officers in a corporation who are actively engaged in the real estate profession within the State or in a contiguous state shall qualify for REALTOR® membership only, and each is required to hold REALTOR® membership in an association of REALTOR® within the State or in a contiguous state. In the case of a firm, partnership or corporation whose business activity is substantially commercial, only those principals actively engaged in the real estate profession within the jurisdiction of the Association shall be required to hold REALTOR® membership in the Association. Emeritus

A REALTOR® Member who has held membership in the National Association as a REALTOR® for a cumulative period of forty (40) years is eligible for REALTOR® Emeritus status. NEW CRITERA FOR 2015: Visit http://www.realtor.org/programs/realtor-emeritus-status.

BCCAR maintains its very own warehouse of real estate supplies. Members can purchase anything from sign riders and brochure boxes to PC software and calculators. Information at Your Fingertips

BCCAR understands the importance of strong lines of communication between the Association and its members. Through your membership, you receive several communications pieces from your local, state, and national associations. Key Facts (weekly EMAIL), and Quarterly Municipal Monitor. The New Jersey Association of REALTORS® publishes the New Jersey REALTOR® and the National Association of REALTORS® publishes a monthly magazine. All three associations produce other forms of communication including surveys, research studies and reports.

BCCAR's website provides basic information that members will find useful: membership information, including an online registration and bill-pay, applications for membership; a calendar of events, with the ability to register for programs on-line; a REALTOR® and affiliate office directory; a listing of Association leadership with links to their e-mail addresses; and links to industry-related websites, including that of the National Association of REALTORS®.

REALTOR.COM is the National Association's Internet site, and it features two distinct sections to meet your business needs. Part of the site is public "accessible by anyone" and offers property ads, home buying and selling tips, real estate news, information about using a REALTOR® and more. REALTOR.COM (www.REALTOR.COM) is one the most widely used real estate site on the Internet, with the most ACCURATE information millions of hits to the property listings each month. And the number of properties advertised is constantly growing and listings placed at the Greater New Jersey Regional MLS are advertised at no cost!

REALTOR.ORG There's also member driven site at www.realtor.org. From legal and legislative reference and updates, to discussion groups, to daily real estate news, to helpful product information, the resources make your day-to-day business activities easier and more successful.

Information Service

The Association's staff is available conduct specialized industry research, as appropriate, and routinely responds to industry-related queries from members and the general public.

Look to your Association for the fullest range of professional development and education options. Leadership and staff makes professional development a top priority by offering a broad selection of education forums and seminars based on REALTOR® interest in specific topics. The New Jersey REALTORS® and the National Association of REALTORS® offer educational opportunities at their Annual Conventions.

Education

BCCAR has partnerships with The CE Shop and 360Training.Com for the best in online Continuing Education and Professional Development training as well as REALTOR® University, ACE through njrealtor.com. We also offer numerous in-house accredited and non-accredited courses for Pre-licensing, Broker Candidates and general professional development through our Real Estate Success Institute School.

Political Power

On behalf of REALTORS®, BCCAR has developed a Political Affairs Program to preserve the success of your business and the real estate industry as a whole. On a national level, BCCAR works with the National Association of REALTORS® and the New Jersey Association of REALTORS® and a team of professional legislative advocates who consistently monitor and progressively work on public policy to promote and protect the right to own, use, and transfer real property. Because of these efforts, REALTORS® have access to the most up-to-date political information and have an effective avenue to seek solutions to public policy problems.

Locally, BCCAR's Political Affairs Committee addresses legislative issues and works to develop solutions beneficial to the REALTOR® community. Members can participate by joining the committee, participating in calls-for-action, contributing to RPAC (REALTORS® Political Action Committee), or providing information on relevant municipal legislation.

Connect With your Peers

In an industry where "who you know" is almost as important as "what you know," networking through BCCAR is a great way to meet and talk with seasoned industry professionals in a non-adversarial environment. Initially, you should develop a clear plan covering what you expect from your networking activities and how you're going to get it. Once you've established your goals, you can take advantage of the many networking opportunities offered by BCCAR. Volunteering for task forces, writing articles for the membership publication, attending association events and participating in educational programs are just a few of the ways you can establish strong business relationships and tap into a broader arena of resources that were once unattainable. Networking is a sales development activity. So, by joining BCCAR you've wisely invested your time and energy in a way that will produce the results you want.

Resolve Those Ethical Dilemmas

Code of Ethics. The National Association of REALTORS® looks to its local associations to enforce the Code of Ethics. As a condition to Association membership you must pledge to observe and abide by this Code.

Complaint System. If you suspect a REALTOR® has violated the Code of Ethics you can submit a written complaint for review by the Grievance Committee. If warranted, this committee will request a hearing to be held before the Professional Standards Committee, which is responsible for upholding and enforcing the Code of Ethics and the Bylaws at the local, state and national level. In addition to ethics issues, this system allows you to arbitrate commission disputes fairly and objectively.

Recognition Awards

Public Recognition

REALTOR® trademark. The term REALTOR® sets you apart from real estate professionals who not are members of the National Association of REALTORS®. This registered trademark tells the public that you adhere to a strict Code of Ethics and its standards of professionalism, integrity, and competence.

Logos. The Association receives many calls for reference on our members, and the use of the member logo provides enhanced credibility. It is especially valuable in Yellow Book and/or Yellow Page advertising, and on your business cards. Dues Overview

In accordance with the Bylaws of NAR®, NJAR® and BCCAR Dues and Assessments are as follows:

 

Article X – Dues and Assessments

 

Section 1. Application Fee. The board of directors may adopt an application fee for REALTOR® membership in reasonable amount, not exceeding three (3) times the amount of the annual dues for REALTOR® membership, which shall be required to accompany each application for REALTOR® membership and which shall become the property of the association upon final approval of the application.

 

Section 2. Dues. The annual dues of members shall be as follows.

 

(a) REALTOR® Members. The annual dues of each designated REALTOR® member shall be in such amount as established annually by the board of directors, plus an additional amount to be established annually by the board of directors times the number of real estate salespersons and licensed or certified appraisers who (1) are employed by or affiliated as independent contractors, or who are otherwise directly or indirectly licensed with such REALTOR® member, and (2) are not REALTOR® members of any association in the state or a state contiguous thereto or Institute Affiliate members of the association. In calculating the dues payable to the association by a designated REALTOR® member, non-member licensees as defined in (1) and (2) of this paragraph shall not be included in the computation of dues if the designated REALTOR® has paid dues based on said non-member licensees in another association in the state or a state contiguous thereto, provided the designated REALTOR® notifies the association in writing of the identity of the association to which dues have been remitted. In the case of a designated REALTOR® member in a firm, partnership, or corporation whose business activity is substantially all commercial, any assessments for non-member licensees shall be limited to licensees affiliated with the designated REALTOR® (as defined in (1) and (2) of this paragraph) in the office where the designated REALTOR® holds membership, and any other offices of the firm located within the jurisdiction of this association.
